JetBrains Signs 15-Year Lease at Berlin's HAINWERK

Berlin's tech scene just got a major vote of confidence. JetBrains, the Amsterdam-headquartered software company trusted by over 15 million developers and 88 of the Fortune Global Top 100, has signed a 15-year lease for around 20,000 square meters of office space at HAINWERK in Berlin-Friedrichshain. According to a press release from HAMBURG TEAM, the deal was sealed before the building is even finished.
HAINWERK is a mixed-use development at the corner of Warschauer Strasse and Revaler Strasse, developed by HAMBURG TEAM together with investor Henderson Park. Beyond the offices, the project includes around 3,500 square meters of retail space, plus a neighboring residential building with 125 units due for completion in Q3 2026. The office building itself is scheduled for delivery in Q4 2027.
Sustainability is central to the project. HAINWERK is targeting DGNB Platinum, LEED Platinum, and WiredScore Platinum certifications, and was designed from the start to accommodate future multi-tenant use, adding long-term flexibility to its appeal.
JetBrains will relocate its Berlin office from Cuvrystrasse 53 to Revaler Strasse 2. Founded in 2000, the company is best known for developer tools like IntelliJ IDEA and PyCharm, as well as Kotlin, a cross-platform programming language used by more than 2.5 million developers annually.
"JetBrains recognizes the special qualities of our project," said Lieselotte Axelsen, Senior Project Director at HAMBURG TEAM, citing circular construction principles, a sustainable energy concept, and flexible floor plans as key factors behind the deal.
